2024 NAR Rule Change

The Buyer Broker Agreement What It Means for You

As of August 2024, a new NAR (National Association of Realtors) settlement requires all buyers to sign a written Buyer Broker Agreement before touring homes with an agent. Here's what changed, why it matters, and what it means for military buyers specifically.

What Changed

Before August 2024, buyer's agent compensation was typically paid by the seller through the MLS without any formal written agreement with the buyer. The NAR settlement changed that.

  • You must sign a Buyer Broker Agreement before touring any home
  • Agent compensation must be disclosed in writing upfront
  • Compensation is now negotiated directly between buyer and agent
  • Sellers are no longer required to offer buyer-agent compensation

What It Means for You

For most buyers, the practical impact is minimal, but you need to understand what you're signing. The agreement formalizes the relationship and sets expectations on both sides.

The VA Loan Angle
